What Is Ejari in Dubai?

The Arabic word EJARI means “My Rent.” It is an initiative taken by the Real Estate Regulatory Authority (RERA) in Dubai. This law states that in order to be able to rent or lease their assets, all landlords, property management firms, and land lord agents must get certified by EJARI. The Ejari system, which was created in accordance with section 26 of the 2007 law, governs the rental market in the real estate industry and governs the interaction between landlords and tenants. Tenancy agreements must be registered via EJARI by all landlords, including private citizens and real estate firms.

RERA declared that all rental and leasing agreements for properties in Dubai must be registered via its new EJARI online platform as of March 14, 2010. The EJARI electronic registration web service is made to comply with legal requirements, create a strong rental market regulatory framework, and safeguard the interests of all parties. Ejari was created to guarantee that the terms and circumstances of rental agreements are fully considered and that they are equitable and transparent to all parties.

How does it works?

The procedure of registering through Ejari is straightforward, requiring minimal technical knowledge and just the most basic information about agreements, like the property’s characteristics, the rental company’s name, and the conditions of the agreement. Following registration and entry into the system, the agreement is assigned a unique barcode that serves as its reference for the duration of the contract. As changes take place, RERA will update the register and maintain its own record of the agreement.

Why Ejari in Dubai?

Implementing Ejari registration enables authorities to construct a comprehensive and accurate picture of Dubai’s rental market, which plays a vital role in planning for the future of the real estate sector.

By keeping track of agreed-upon rent rates and making sure that any modifications comply with the standards established by the Dubai Land Department, this system helps to regulate rental hikes. Ejari also promotes openness and legal protection for both landlords and tenants, which lowers the possibility of conflicts and makes the housing ecosystem more reliable and stable.
